Additionally, to protect all parties, (including Property Pro and you) we require a Lead Based Paint Exhibit on all properties except Land.

Once the Seller and Buyer come to terms on the offer, we will ask you to make the offer official on the GAR Purchase and Sale Agreement Forms. So to be clear, we are not in a binding agreement until all parties have signed.

Be sure you have a strong Lender Letter from a reputable lender and we are encouraging our sellers not to accept any offers without proof of funds for the down payment as well in this current climate.

If your offer is contingent on the sale of the home we will require all of the details about the property to be sold. We also recommend to our sellers that we have staged, non-refundable earnest money and a pre-approval letter from a lender that your buyer has a loan once they sell their home. If they simply need the cash from the sale we suggest you explore a Bridge Loan or Ribbon options as well. Please be sure your buyer understands this is a BIG ask of a seller to remove their home from the market waiting on a home they have no control over to sell.
